How much to buy a home total if we?
My husband and I are looking to buy a home for $335K, it is a foreclosure. We are putting 20% but not sure what the total is when we close, meaning do we have to pay the closing costs out of pocket on top of the 20% down payment? so say the 20% down is $67K, do we still have to come up with more money for the closing costs?
With most conventional mortgages, you will have to pay closing costs of at least 1% of the home value. If you pay points up front, you may have higher closing costs but a lower interest rate on the mortgage. Some lenders will allow you to wrap closing costs into your loan or waive the upfront closing costs in exchange for a slightly higher interest rate. If you plan to be in the home for a long time, it is better to pay closing costs up front. If you only will own for 3-5 years, the additional interest probably will be negligible.
